Non-Emergency Repair Request
Are you having maintenance issues?  To request a non-emergency repair, simply fill out the form below. Your maintenance request will be emailed to us and we'll contact you as soon as possible to schedule repairs.

By submitting this Repair Request you acknowledge that the vendor may charge you a fee if you fail to grant access to the property at the time you and the vendor agree upon. An adult must be present during the time of the work, unless you have given written authorization that the office key or an alternate key can be used.


For maintenance emergencies contact our office at 407-644-6409. A maintenance emergency is defined as anything relating to the property under the lease that is threatening to life, health or the integrity of the property.

The following are some basic guidelines as to what constitutes a maintenance emergency:
FIRE: Call the Fire Department immediately.
A/C REPAIR:  This is NOT considered an emergency.
HEATER REPAIR:  If outside temperatures are below 45 degrees.
CLOGGED TOILET or DRAIN:  Per you lease, it is your responsibility to call a plumber.  If it turns out that there are roots in the line or something is physically wrong with the plumbing, we will reimburse you, but you must first contact our office to inform us as to what is going on.
BROKEN PIPE:  Turn off the water valve to pipe or exterior water main until the plumber arrives. 
BROKEN DOORKNOB, LOCK or WINDOW:  This is ONLY considered an emergency if it prevents the Resident from properly securing the property/unit.  If temporary measures can be taken, please do so and then contact us during normal business hours.
NO HOT WATER:  Only if there is absolutely no hot water between the hours of 9 AM - 5 PM, Monday through Friday.  During all other times, use temporary measures until our office reopens.
NO ELECTRICITY
:  Only if there is no electricity and 1) The Resident has called the electric company and found they they were not at fault.  2) After Resident has checked all the breakers by flipping them ALL hard to the OFF position and then back on and reset all GFI circuits in the house.  Partial outages do not represent an emergency. If a wall switch or outlet begins to smoke or smell, immediately remove all plugs and turn off the switch and call the fire department if necessary.
